Furniture Delivery Guide for a Stress-Free Home

A new sofa arriving at a flat in Richmond or a dining table being delivered to a family home in Surrey should be exciting. It can quickly become frustrating if the item will not clear the hallway, there is nowhere safe to park, or the delivery team has not been told about three flights of stairs. This furniture delivery guide covers the practical checks that prevent those problems before the vehicle arrives.

Furniture delivery guide: start with access

The furniture itself is only one part of the job. The route from the vehicle to its final room matters just as much, particularly with large sofas, wardrobes, marble tables, mirrors and designer pieces that cannot simply be turned or forced through a narrow doorway.

Measure the item at its widest, tallest and deepest points, including feet, arms, handles and protective packaging where relevant. Then measure every tight point on the delivery route: the front gate, doorway, hall, stairwell, lift, landing and the room where it will be placed. Do not rely on an estimate. A few centimetres can decide whether a piece can be carried in safely or whether it needs a different route, partial dismantling or a specialist solution.

Ceiling height and turning space are easy to overlook. A long sofa may fit through a doorway but still be impossible to rotate around a corner. Likewise, a large headboard can be awkward in a narrow staircase even when the bedroom door is wide enough. Take photographs of any difficult access points and provide them when arranging the delivery. Clear information allows the delivery team to plan the right number of movers, equipment and vehicle.

Flats, restricted parking and upper floors

For a flat, confirm whether the lift is working, large enough for the item and available during your delivery slot. Some buildings require advance booking for lifts, loading bays or service entrances. Concierge teams and managing agents may also have rules on delivery hours, noise or floor protection.

A basic kerbside service can be cheaper, but it usually leaves the customer responsible for bringing the item indoors, unpacking it and dealing with the packaging. A room-of-choice delivery takes the item to the space where it will be used. This is useful when there are stairs, long corridors or limited help available. It is particularly suitable for interior designers, show homes, landlords preparing a property and homeowners receiving high-value furnishings.

The right option depends on the item, access and finish required. Paying for a higher level of handling can make good sense when it avoids damage to walls, flooring or the furniture itself. On the other hand, there is no need to overcomplicate a small, boxed delivery with clear access. Be specific about what you need, rather than assuming every service includes assembly or packaging removal.

Confirm what is included before booking

Ask for clarity on the collection point, delivery room, number of items, stairs, assembly, unpacking and rubbish removal. If furniture is being collected from a retailer, warehouse or manufacturer, check its collection hours and whether it requires a booking reference, identification or a timed slot.

It also helps to establish who will inspect the goods at collection and delivery. For trade projects, photographs and a signed condition report provide a clear record. If the furniture is already assembled, unusually heavy or made from delicate materials, disclose this at the quotation stage. Surprises on the day can lead to delays or a service that is not properly equipped for the job.

Prepare the property before the delivery team arrives

Create a clear route from the entrance to the final room. Move shoes, boxes, plants, children’s toys and loose mats out of the way. Secure pets in a separate room and make sure children are not playing near the carrying route. These small preparations protect everyone involved and allow the team to work efficiently.

Protect vulnerable surfaces where needed. New carpets, polished floors, painted walls and glass balustrades deserve particular care during a large delivery. A professional team will use suitable covers and handling equipment, but clear access remains the customer’s responsibility. If a door can be temporarily removed by a qualified person or furniture legs can be detached safely, arrange this in advance rather than making a rushed decision at the doorstep.

Make space in the destination room too. A delivery team should not have to shift existing furniture around a crowded room unless that has been agreed. Decide where the item will sit, move breakables from nearby shelves and check that sockets, radiators, doors and cupboards will still be accessible once it is in position.

What to do when the furniture arrives

Be available for the agreed time window, or appoint an adult who can make decisions on your behalf. Keep your phone charged in case the driver needs to contact you about parking, access or an unavoidable delay.

Before signing anything, inspect the furniture in good light. Check corners, upholstery, glass, legs, drawers, handles and any visible mechanisms. Compare the item, colour, finish and quantity against your order. If there is damage or a missing part, photograph it immediately and note the issue clearly on the paperwork. Do not rely on a verbal comment alone.

For assembled items, check that doors open, drawers run smoothly and fittings are secure. If the delivery includes installation, confirm the final position before the team begins. Moving a large wardrobe or bed frame after it has been assembled can take additional time and may not be practical in a tight room.

Plan for delays without losing the day

Traffic, retailer loading delays, weather and building access can all affect delivery times. A realistic delivery service will provide a time window rather than promise an exact minute it cannot control. Keep the day flexible where possible, especially for long-distance collections or deliveries into central London.
