Home Relocation Services Guide for a Calmer Move

A move can look straightforward until the practical details start to stack up: keys collected at a fixed time, a lift booking that ends early, a sofa that will not fit through the new hallway, and boxes still open on moving morning. This home relocation services guide sets out how to plan the job properly, choose the right level of support and avoid paying for services you do not need.

For households in Kingston upon Thames, South West London and Surrey, the right plan is rarely just about getting belongings from one address to another. It is about access, timing, careful handling, storage and getting the new property ready to live in without turning move day into a long list of problems.

Start with the move, not the lorry

Before requesting quotes, work out what is actually being moved. Walk through every room, including lofts, sheds, garages and balconies. Large items are obvious, but it is often the smaller volume - books, kitchenware, clothes, children’s belongings and stored items - that takes the longest to pack and load.

Make a note of furniture that needs dismantling and reassembly, fragile pieces, unusually heavy items and anything that may need specialist handling. This could include a piano, a large mirror, antique furniture, artwork, a marble table top or designer furniture that requires white-glove delivery and installation.

Then consider access at both properties. A ground-floor house with a drive is a very different job from a third-floor flat with no lift, restricted parking and narrow stairs. Tell the removals company about controlled parking zones, loading restrictions, concierge requirements, lift dimensions and any distance between the vehicle and front door. Clear information allows the crew, vehicle and time allocation to be planned correctly from the start.

Choose the level of home relocation service you need

A full removals service is usually the right choice when moving the contents of a house or larger flat, particularly where there is a chain completion, family schedule or significant amount of furniture. The crew handles loading, transport and unloading, with packing and dismantling available where required.

For smaller moves, a man and van service can be more cost-effective. It suits a studio flat, student move, a few pieces of furniture, collection from storage or a single bulky item. It is not automatically the cheapest option if the work requires several trips, difficult access or a lot of lifting. Be realistic about the volume and labour involved.

Packing is worth considering when time is tight or breakable items are a concern. A professional packing team can prepare kitchenware, glassware, artwork and other fragile belongings using suitable materials. You can also choose a part-packing service, where the professionals handle breakables while you pack clothes, books and everyday items yourself.

Storage may be needed between tenancies, during renovation work, when completion dates change or when downsizing. Containerised storage generally works well for household contents that will remain packed for a period. Single-item storage can be more appropriate for a sofa, dining set, surplus furniture or an item being held ahead of delivery. The best option depends on how much access you need while items are stored.

Build a moving plan around fixed dates

Exchange and completion dates can shift, especially in a property chain. A sensible plan leaves room for that possibility rather than assuming every stage will happen exactly as expected. Confirm what happens if keys are released late, the move runs into the afternoon or access is delayed at the destination.

Book your removal date as soon as the date is reasonably firm, particularly for Fridays, month-end dates and school holidays. These periods fill quickly. If you need packing, storage or a clearance before the move, arrange these as separate stages rather than trying to fit every task into the final two days.

A useful timeline looks like this in practice. Four to six weeks before moving, sort through belongings and decide what will travel, be stored, sold, donated or cleared. Two to three weeks before, confirm parking and building access, notify utility providers and arrange redirection of post. In the final week, pack non-essential items, keep important documents together and confirm the moving-day contact details with everyone involved.

Do not pack essential items into the main load. Keep medication, keys, chargers, documents, basic toiletries, a change of clothes and supplies for children or pets in a clearly marked bag that stays with you.

Packing that protects belongings and saves time

Packing is not just about filling boxes. Poorly packed boxes cause breakages, slow the loading process and make unpacking harder at the other end. Use sturdy boxes, avoid overfilling them and keep heavier items such as books in smaller cartons. Lighter items, including bedding and cushions, can go into larger boxes.

Wrap fragile belongings individually and fill gaps so items cannot move in transit. Plates should be packed vertically where possible, while pictures and mirrors need proper protective wrapping and clear labelling. Do not rely on labels alone for valuables or fragile pieces. Tell the crew before loading so they can position these items securely in the vehicle.

Label every box with both the destination room and a short description of the contents. “Kitchen - everyday plates” is more useful than simply “Kitchen”. For families, it can help to mark boxes needed first, such as children’s bedroom essentials, kettle and mugs, bedding, cleaning products and basic tools.

Avoid moving items that are unsafe or unsuitable for transport, such as leaking containers, gas bottles, hazardous chemicals or perishable food that may spoil. If you are unsure about an item, raise it before moving day rather than leaving the crew to make a decision at the door.

Prepare both properties for the crew

A good removals crew works faster when the route is clear. At the property you are leaving, remove trip hazards, separate items that are not being moved and make sure boxes are closed and ready. Empty drawers unless advised otherwise, defrost the fridge and freezer in advance, and disconnect appliances where necessary.

At the new property, decide where the main furniture will go before the lorry arrives. Measure difficult spaces in advance, including stair turns, doorways and alcoves. This is especially useful for wardrobes, beds, large sofas and dining tables. It is far easier to identify a problem before an item is loaded than after it reaches the new address.

If furniture needs installation, explain exactly what is required. White-glove handling may include careful room placement, assembly and removal of packaging, but the scope should be agreed beforehand. For designer pieces, show homes or high-value furnishings, a detailed delivery plan protects both the item and the property.

Keep the quote clear and comparable

A removals quote should reflect the work, not just the mileage. When comparing providers, look at the number of movers, vehicle size, estimated duration, packing materials, dismantling, reassembly, storage charges and any access-related requirements. A low headline price may not include the labour or time needed for the actual job.

Ask whether parking suspension costs, congestion or clean air charges, long-carry work and waiting time are included or charged separately. If the move involves several addresses, storage collection, property clearance or delivery of newly purchased furniture, make sure each part is listed clearly.

An accurate survey, whether carried out in person or by video, is usually more reliable than a quick estimate based on the number of bedrooms. Two three-bedroom homes can have very different contents, access and handling requirements.

When clearance and storage make the move easier

Moving is often the best time to deal with unwanted furniture and accumulated household items. A property clearance service can be useful after a tenancy ends, before selling a property, following a bereavement or when a landlord needs a house or flat emptied quickly. It reduces the chance of paying to move items that are no longer wanted.

Storage gives you breathing room when the new home is smaller, decorating is incomplete or furniture delivery dates do not line up with completion. The key decision is whether you need regular access. If you do, discuss this before choosing the storage arrangement. If you do not, a longer-term containerised option may be the more practical route.

Moving day: stay available, not underfoot

Be ready before the crew arrives, but do not try to direct every lift and carry. Show the team around, point out items requiring extra care, confirm what is staying behind and remain available for decisions. Keep children and pets safely away from loading areas where possible.

Before leaving, check cupboards, loft hatches, sheds, garages and outdoor storage. At the new property, guide the crew room by room and inspect furniture as it is placed. If something needs to go upstairs or be assembled, deal with it while the right people and equipment are on site.

A well-managed move comes from clear information, realistic timing and the right mix of services. Whether you need a simple man and van booking or packing, storage, clearance and white-glove installation, OWN Removals & Storage can help turn a complicated list of tasks into a workable plan. Start early, be precise about access and keep the first evening in your new home as easy as possible.
